Winter market wrap: a quiet July, and why spring sellers should start now

Australia's property market has settled into its winter rhythm. Auction volumes are thinning, clearance rates are sitting below half, and because the Reserve Bank does not meet in July, the next cash rate decision will not arrive until 11 August. After a first half of the year dominated by three rate rises and cooling buyer demand, the market has gone quiet.
Quiet is not the same as unimportant. The first day of spring is a little over eight weeks away, and the September to November selling season is traditionally the busiest of the year. Preparing a home for market takes longer than most sellers expect, which means the decisions that shape a spring result get made in July, not September. Here is where the market sits at mid-year, and how to use the lull if a spring sale is on your radar.
Where the market sits at mid-year
The cash rate is at 4.35% after increases in February, March and May, which together fully reversed the cuts of 2025. The Reserve Bank held in June, and with no July meeting on the calendar, borrowers get a genuine breather until 11 August. The big banks remain split on what comes next: ANZ, CBA and NAB judge the cash rate has likely peaked, while Westpac still sees room for further increases if inflation stays hot. Those higher rates have clearly cooled demand. The national preliminary auction clearance rate recently slipped to 47.4%, the weakest reading since April 2020, and scheduled auction volumes have eased below 1,500 as winter sets in. Meanwhile the rental market remains stubbornly tight, with national vacancy at 1.2% and advertised rents up about 7.8% over the year. In short: buyers have regained negotiating power on the sales side, while renters are still doing it tough.
The winter lull is real, and it cuts both ways
Winter is traditionally one of the quietest stretches of the property calendar, alongside the Christmas holidays. Fewer homes are listed, open home crowds shrink, and campaigns stretch out. This year the seasonal slowdown is amplified by the rate rises, which have trimmed what buyers can borrow and made them more deliberate.
But a thin market is not automatically a bad one to sell in. The buyers who brave July inspections tend to be serious, and with fewer competing listings, a well-presented home can stand out in a way it never would in a crowded spring. Spring is closer than it feels
For everyone else, the calendar maths matters. Spring officially starts on 1 September, and listings historically build through September into October and November as sellers chase the biggest buyer audience of the year. What catches people out is how much has to happen before a campaign can launch.
Working backwards from a September listing: professional photography is usually shot a week or two before the campaign goes live. Styling, decluttering and any painting, repairs or garden work sit before that, and trades and stylists get busier as spring approaches. Before any of that starts, you need to choose an agent, and before you can choose well, you need a clear-eyed view of what your home is worth. Each step is quick on its own. Stacked together, they comfortably fill the eight or so weeks between now and the season opener.
A working-backwards plan for a spring sale

- Late August: photography and campaign launch. With the home ready, shoot the photos and let your agent build the campaign so you list into the September market rather than scrambling to catch it.
None of this locks you in. An appraisal and an agent conversation in July cost you nothing and commit you to nothing, but they turn a vague spring intention into a real plan with dates attached. Buying through the quiet patch
For buyers, winter's thinner competition is an opening. With the national clearance rate under 50%, more properties are passing in and more vendors are open to negotiation, including strong offers made before auction day. The trade-off is less choice, and the certainty that competition picks up again once spring stock arrives.
Queensland first home buyers should note one change that landed this week: the boosted $30,000 First Home Owner Grant for new homes ended on 30 June 2026, and contracts signed from 1 July receive the standard $15,000. The state's zero transfer duty for first home buyers on new homes and vacant land is ongoing and unaffected.
