The cheapest suburbs in every Australian capital city, ranked (Winter 2026 report)

Across Australia's eight greater capitals, just eight verified suburbs still carry a median house price under $500,000 — and in Sydney, Adelaide and Canberra the entry price has moved past $700,000. We ranked the cheapest verified suburb in every capital, plus the regional towns where a house still costs less than $250,000.

The cheapest suburbs in every Australian capital city, ranked (Winter 2026 report)

Where does home ownership actually start in 2026? Not the citywide averages — the real entry price: the cheapest suburbs in each greater capital where the median house price is backed by a verified data source rather than a portal estimate.

We went through every suburb in our database and kept only the ones whose median comes from a source we independently trust — the NSW Valuer General's sales records, Victoria's Department of Transport and Planning quarterly medians, the South Australian government's quarterly metro figures, and ABS statistical-area medians for the remaining states and territories. That left 1,757 suburbs nationwide with a verified median house price. This report ranks the cheapest of them in each greater capital, and in regional Australia, as at winter 2026. Every suburb below links to its full profile, so you can check the number behind every claim.

Key findings

  • Just eight suburbs across all eight greater capitals have a verified median under $500,000 — two in Perth, one in Hobart and five in Darwin's Palmerston area. Sydney, Melbourne, Brisbane, Adelaide and Canberra have none.
  • In Sydney, Adelaide and Canberra, no verified suburb has a median house price under $700,000. Sydney's entry point is Macquarie Fields at $859,000.
  • Melbourne is the cheapest big east-coast capital to enter: 13 verified suburbs under $600,000, led by Melton at $510,000.
  • Brisbane's affordable corridor runs through Ipswich and Logan: Riverview ($521,025) and Bundamba ($530,750) are the last verified medians near the half-million mark.
  • Regional Australia still starts under $250,000: Charleville in western Queensland has a verified median of $164,000, and Broken Hill — a town of nearly 18,000 people — sits at $190,000.

Sydney: the $859,000 floor

Greater Sydney has 80 suburbs that pass our verification gates, and not one of them has a median house price under $700,000 — or $800,000. The cheapest verified entry points cluster in the south-west growth corridor around Campbelltown and Camden, and out along the western fringe. Even Penrith, long the byword for Sydney affordability, now carries a $932,000 median. See the full Sydney property market report for the citywide picture.

Melbourne: the Melton corridor holds the line

Melbourne remains the most accessible of the big three capitals, with 13 verified suburbs under $600,000 and 49 under $700,000. Almost all of them sit along the western and northern growth corridors — Melton, Melton South and Kurunjang lead the table, with Dallas in the north the closest cheap suburb to the CBD. Brisbane: Ipswich and Logan are the last half-million markets

Greater Brisbane's cheapest verified suburbs sit almost entirely in the Ipswich and Logan corridors. Seven suburbs remain under $600,000, and the gap between them and the citywide market keeps widening — see the Brisbane market report. Note the weekly rents in these suburbs now routinely exceed $500, which is why they keep drawing investor attention.

Perth: still the cheapest mainland big-city entry

Perth offers the lowest verified entry price of any mainland capital except Darwin: Calista in the Kwinana corridor at $447,500, with Mandurah just behind. Eleven Perth suburbs remain under $600,000 — though after the run WA has had, that list is a fraction of what it was two years ago. Context in the Perth market report.

Adelaide: the boom has erased the bargains

The most striking table in this report. Adelaide — for decades the affordable capital — now has zero verified suburbs under $600,000, and its cheapest verified market is Gawler West at $625,000. The Elizabeth group of suburbs in the city's north, which carried sub-$300,000 medians well into the 2020s, now sits between $640,000 and $690,000 on the state government's quarterly figures. Canberra: nothing verified under $700,000

Like Sydney and Adelaide, greater Canberra's verified house markets all start above $700,000 — Charnwood in Belconnen's west is the floor at $715,000, and cross-border Karabar in Queanbeyan is the only other entry under $780,000. Full context in the Canberra market report.

Hobart and Darwin: the smallest datasets, the lowest floors

Our verified coverage is thinnest in the two smallest capitals, so read these tables as indicative rather than exhaustive. In greater Hobart, Risdon Vale ($460,000), Glenorchy ($560,000) and Rokeby ($590,000) are the verified suburbs under $600,000. In Darwin, all five verified suburbs sit in the Palmerston area and all are under $500,000 — Moulden ($380,000), Gray ($390,000), Woodroffe ($427,000), Driver ($457,500) and Bakewell ($484,500) — making Darwin the last capital where the typical entry suburb costs less than half a million dollars. Regional Australia: houses under $250,000 still exist

Outside the greater capitals, the floor is a different world. Restricting the list to towns of at least 2,000 residents so we're naming real communities with schools, shops and services:

What it means if you're buying or selling this year

  • Buyers: the sub-$600k window in the big capitals is closing measurably each quarter — 39 verified suburbs remain across the whole country's capitals, most of them in Melbourne's west, Brisbane's Ipswich–Logan corridor and Perth's south. Methodology

Prices are median house prices as published on each linked suburb profile at 8 July 2026. We only include suburbs whose median comes from a source we classify as verified: NSW Valuer General sales records, Victorian Department of Transport and Planning quarterly suburb medians, data.sa.gov.au quarterly metro Adelaide medians, and ABS SA2 annual medians (QLD, WA, NT, TAS, ACT). Suburbs whose figures come from lower-confidence fallbacks are excluded entirely rather than shown — 1,757 of the 17,692 priced suburbs in our database pass this gate. Reporting periods differ by source (quarterly for NSW/VIC/SA, annual for ABS-covered states), so figures represent the most recent verified period for each suburb, not a single national snapshot.

Screens applied to the capital-city rankings: suburbs with fewer than 750 residents are excluded; CBD-core postcodes are excluded because apartment-dominated markets make "house" medians unreliable there; and we exclude suburbs whose rent-to-price profile indicates the median reflects apartment-heavy stock rather than a detached-house market. On that basis we additionally excluded four statistical areas by name: Travancore (VIC), and Belconnen, Lawson and Barton (ACT). Greater-capital boundaries are postcode-based and conservative; a small number of fringe localities are classified with the nearest capital. Full source detail on our methodology page.
