Compare agents’ proposals side by side

Put each agent’s price estimate, commission, marketing and terms in one place. The worksheet costs every proposal in dollars at the same price, shows what you’d keep, and points out anything worth asking about before you sign.

Free, with no sign-up. Nothing you type is sent to us.

Your sale

Everything you type stays in this browser. Nothing is sent to us, and agent names are only for your own reference. Use the figures in each agent’s written proposal or agency agreement.

The price you think is realistic. Or add each agent’s estimate below and the worksheet starts from the middle of them.

Shows the typical commission range, so the worksheet can point out a rate outside it.

How the proposals compare

Add your expected sale price, or each agent’s price estimate, and their commission. Each proposal is then costed at the same price.

Cost is one part of the decision. The evidence behind each price estimate, the method of sale and who negotiates for you matter too. What you’d keep is before your loan payout, conveyancing and your state’s sale documents.

General information from the figures you entered, not financial or real estate advice. Check every figure against the agency agreement before you sign.

Agent interview checklist

Ask every agent the same questions, and read the agency agreement before you sign it. The answers go straight into the worksheet.

Ask every agent

  • Which recent sales support your price estimate?
  • How will you market it, and what will that cost me?
  • Who runs the open homes and the negotiation: you, or someone else?
  • How and how often will you report buyer feedback?

Read in the agency agreement

  • The commission, and exactly when it becomes payable
  • The term, and the notice needed to end it
  • Marketing costs: fixed or capped, and payable if it doesn’t sell?
  • Any period after the term ends when the agent can still claim commission

Be wary of

  • A price estimate well above the others with no sales to back it
  • Pressure to sign at the first meeting
  • Uncapped marketing costs paid upfront

Questions to settle before you choose

  • Is the highest estimate backed by sales, or is it there to win your listing?
  • What will each agent cost you in total, in dollars, at your likely price?
  • Which method of sale does the evidence support for your property?

Want one more proposal to compare?

We can introduce one participating agent who covers your suburb, so you have another appraisal to test the others against. Only with your permission, and with no obligation to list.

Our introductions are free for you. The agent we introduce you to pays us a fee for the introduction, whether or not you go ahead with them. It doesn’t change what you pay them, and you’re never obliged to use them. How we’re paid

We don’t act for you, give real estate or financial advice, or negotiate fees on your behalf. Our guides and worksheets help you do that well.
