Walkability ranking · SA
The most walkable suburbs in South Australia.
Suburbs with the highest walk scores, perfect for car-free or car-light lifestyles. Filtered to South Australia suburbs only.

About this ranking
Walkability isn't just about cafes, well-connected suburbs with high walk scores tend to retain value better in downturns and attract a wider buyer pool when sold. The walk-score-driven ranking favours inner-ring suburbs with mixed-use streets, transport, and dense neighbourhood retail.
South Australia property market in 2026
South Australia has been Australia's quiet achiever, without the boom-bust drama of Perth or the headline volatility of Sydney, Adelaide has compounded steady gains through five consecutive strong years. Median house prices sit around $720K to $800K in 2026 with rental vacancies under 1%, the tightest in the country. The fundamentals (controlled supply, defence-sector wage growth, rising interstate migration) are arguably the strongest in the country for a 5-10 year hold.
Buyer tip, SA
SA first home buyers pay no stamp duty on a new home, off-the-plan apartment or land to build, at any price, and can add a First Home Owner Grant of up to $15K. On an established home there's no first home relief, so buying new changes the maths more here than anywhere. HomeStart's Shared Equity Option can fund 5% to 25% of the price for households under its income limit.Watch out, SA
Adelaide's outer-northern suburbs (Elizabeth, Salisbury) have run faster than the broader market in the last two years and are now at price points where yield has compressed meaningfully. Stress-test the rental income before assuming the cashflow story holds.Methodology
Walk score is computed from OpenStreetMap data, counts of nearby amenities, transit stops, and pedestrian-friendly infrastructure within typical walking distance of the suburb centroid. Refreshed quarterly. Higher is better; 90+ is exceptional.Best for
Apartment buyers; downsizers who want to walk to local shops; renters of investment properties (walkability is a tenant-demand multiplier); car-free or one-car households.

Common questions
About this ranking
Are walkable suburbs always more expensive?
Generally yes, walkability is priced into median values, particularly for apartments and townhouses. The exception is some emerging inner-ring suburbs whose walkability has improved through new transit infrastructure but where prices haven't caught up yet.
Does walkability drive rental yield?
It drives rental demand and vacancy rates more than absolute yield. Highly walkable suburbs typically have lower vacancy and shorter days-on-market when re-letting, both reduce the effective vacancy cost on a rental investment.
How does walkability differ from transit score?
Walk score measures access to amenities on foot. Transit score measures public transport access. The two correlate but aren't identical, some apartment-heavy suburbs have moderate walk scores but exceptional transit, and vice versa.
