Walkability ranking · NSW
The most walkable suburbs in New South Wales.
Suburbs with the highest walk scores, perfect for car-free or car-light lifestyles. Filtered to New South Wales suburbs only.
About this ranking
Walkability isn't just about cafes, well-connected suburbs with high walk scores tend to retain value better in downturns and attract a wider buyer pool when sold. The walk-score-driven ranking favours inner-ring suburbs with mixed-use streets, transport, and dense neighbourhood retail.
New South Wales property market in 2026
New South Wales is Australia's most expensive housing market by a wide margin. Sydney's median house price sits around $1.6M to $1.7M in 2026, with a structural undersupply of well-located stock keeping the harbour-city market firm even as borrowing capacity catches up to elevated rates. Regional NSW (Newcastle, Central Coast, Wollongong) has compressed the discount to Sydney over the last five years, and the Hunter and Illawarra now trade at premiums older buyers wouldn't have predicted. Lifestyle suburbs along the coast, Byron, Kiama, Port Macquarie, have held the COVID-era gains. Investor demand is back at scale; rental vacancies in metro Sydney remain below 1.5%.

Common questions
About this ranking.
Are walkable suburbs always more expensive?
Generally yes, walkability is priced into median values, particularly for apartments and townhouses. The exception is some emerging inner-ring suburbs whose walkability has improved through new transit infrastructure but where prices haven't caught up yet.
Does walkability drive rental yield?
It drives rental demand and vacancy rates more than absolute yield. Highly walkable suburbs typically have lower vacancy and shorter days-on-market when re-letting, both reduce the effective vacancy cost on a rental investment.
How does walkability differ from transit score?
Walk score measures access to amenities on foot. Transit score measures public transport access. The two correlate but aren't identical, some apartment-heavy suburbs have moderate walk scores but exceptional transit, and vice versa.
