Hazard-safe ranking · SA

The lowest flood risk suburbs in South Australia.

Suburbs assessed as low flood risk or with no flood hazard record from Geoscience Australia. Filtered to South Australia suburbs only.

About this ranking

Flood risk affects insurance premiums, resale value, and (increasingly) lending policy. Some big-four lenders now decline mortgages on properties in declared floodways. We rank by formal flood hazard classification from Geoscience Australia and state hazard mapping authorities.

South Australia property market in 2026

South Australia has been Australia's quiet achiever, without the boom-bust drama of Perth or the headline volatility of Sydney, Adelaide has compounded steady gains through five consecutive strong years. Median house prices sit around $720K to $800K in 2026 with rental vacancies under 1%, the tightest in the country. The fundamentals (controlled supply, defence-sector wage growth, rising interstate migration) are arguably the strongest in the country for a 5-10 year hold.

  • Buyer tip, SA

SA first home buyers pay no stamp duty on a new home, off-the-plan apartment or land to build, at any price, and can add a First Home Owner Grant of up to $15K. On an established home there's no first home relief, so buying new changes the maths more here than anywhere. HomeStart's Shared Equity Option can fund 5% to 25% of the price for households under its income limit.
  • Watch out, SA

Adelaide's outer-northern suburbs (Elizabeth, Salisbury) have run faster than the broader market in the last two years and are now at price points where yield has compressed meaningfully. Stress-test the rental income before assuming the cashflow story holds.
  • Methodology

Suburbs are tagged 'low risk' when their dominant Geoscience Australia flood hazard classification is 'low', or when no flood hazard record exists for the suburb polygon. Suburbs in 'medium', 'high', or 'floodway' classifications are excluded from this ranking.
  • Best for

Risk-averse buyers; buyers planning to insure with one of the bigger insurers; investors concerned about lender policy on flood-affected stock; long-term owner-occupiers wanting peace of mind.

Common questions

About this ranking

Does 'low flood risk' mean a property won't flood?

No, 'low risk' is a probabilistic classification, not a guarantee. Properties in low-risk zones can still flood in extreme events (1-in-500 year, freak storms). What 'low risk' does mean is that mainstream lenders and insurers will treat the property as standard rather than carrying a special premium or exclusion.

What's a 'floodway' versus a flood-prone zone?

A floodway is land that channels water during a flood event, building in a floodway is highly restricted because the water flow itself is dangerous, not just the standing water. A flood-prone zone is land that's expected to be inundated but not part of the active flow. Floodways are the highest-risk classification and many lenders will decline mortgages on stock in them.

How localised is flood risk?

Extremely localised. Two adjacent streets can be in completely different risk categories depending on elevation and creek proximity. Always pull the address-specific flood report from the council before bidding, even on suburbs that appear in this ranking.
