Hazard-safe ranking · TAS

The lowest flood risk suburbs in Tasmania.

Suburbs assessed as low flood risk or with no flood hazard record from Geoscience Australia. Filtered to Tasmania suburbs only.

About this ranking

Flood risk affects insurance premiums, resale value, and (increasingly) lending policy. Some big-four lenders now decline mortgages on properties in declared floodways. We rank by formal flood hazard classification from Geoscience Australia and state hazard mapping authorities.

Tasmania property market in 2026

Tasmania's market had a dramatic 2018-2022 run with Hobart prices nearly doubling. The 2023-2025 period was a flat-to-down breather; 2026 sees the market steady again with modest positive growth and strong rental demand. Hobart median house prices sit around $730K, and the gap to Launceston has narrowed meaningfully. The lifestyle premium that drove the 2018-2022 boom has cooled but hasn't reversed.

  • Buyer tip, TAS

Tasmania's first home buyer stamp duty exemption on established homes ended for settlements after 30 June 2026, so first home buyers now pay full duty. The help left is a $20K First Home Owner Grant on new homes, for transactions to 30 June 2027.
  • Watch out, TAS

Tasmania's tighter rental market has driven some hostile commentary toward investors locally. Track council planning changes and any tenancy-law reforms before committing to a buy-and-hold strategy on the island.
  • Methodology

Suburbs are tagged 'low risk' when their dominant Geoscience Australia flood hazard classification is 'low', or when no flood hazard record exists for the suburb polygon. Suburbs in 'medium', 'high', or 'floodway' classifications are excluded from this ranking.
  • Best for

Risk-averse buyers; buyers planning to insure with one of the bigger insurers; investors concerned about lender policy on flood-affected stock; long-term owner-occupiers wanting peace of mind.

Showing top 50 suburbs in Tasmania

The price beside a suburb is the median its own page publishes; a dash means none is published. Prices for Tasmania are ABS statistical-area (SA2) medians: each is the median for the area that carries the suburb's name. An SA2 can take in surrounding localities, so a figure can differ from sales in the suburb itself.

Common questions

About this ranking

Does 'low flood risk' mean a property won't flood?

No, 'low risk' is a probabilistic classification, not a guarantee. Properties in low-risk zones can still flood in extreme events (1-in-500 year, freak storms). What 'low risk' does mean is that mainstream lenders and insurers will treat the property as standard rather than carrying a special premium or exclusion.

What's a 'floodway' versus a flood-prone zone?

A floodway is land that channels water during a flood event, building in a floodway is highly restricted because the water flow itself is dangerous, not just the standing water. A flood-prone zone is land that's expected to be inundated but not part of the active flow. Floodways are the highest-risk classification and many lenders will decline mortgages on stock in them.

How localised is flood risk?

Extremely localised. Two adjacent streets can be in completely different risk categories depending on elevation and creek proximity. Always pull the address-specific flood report from the council before bidding, even on suburbs that appear in this ranking.
