Flood risk affects insurance premiums, resale value, and (increasingly) lending policy. Some big-four lenders now decline mortgages on properties in declared floodways. We rank by formal flood hazard classification from Geoscience Australia and state hazard mapping authorities.

Queensland property market in 2026

Queensland has been Australia's standout performer over the last five years, driven by interstate migration from Sydney and Melbourne plus infrastructure investment leading up to the 2032 Olympics. Brisbane's median house price has compounded around 8-10% annually since 2020. The Gold Coast and Sunshine Coast have followed the same trajectory but with more cyclicality, and the Moreton Bay corridor (Caboolture, North Lakes, Burpengary) now offers genuine value for buyers priced out of inner Brisbane. Regional Queensland (Townsville, Cairns, Toowoomba) has lifted off years of stagnation and is now solidly positive.

Does 'low flood risk' mean a property won't flood?

No, 'low risk' is a probabilistic classification, not a guarantee. Properties in low-risk zones can still flood in extreme events (1-in-500 year, freak storms). What 'low risk' does mean is that mainstream lenders and insurers will treat the property as standard rather than carrying a special premium or exclusion.

What's a 'floodway' versus a flood-prone zone?

A floodway is land that channels water during a flood event, building in a floodway is highly restricted because the water flow itself is dangerous, not just the standing water. A flood-prone zone is land that's expected to be inundated but not part of the active flow. Floodways are the highest-risk classification and many lenders will decline mortgages on stock in them.

How localised is flood risk?

Extremely localised. Two adjacent streets can be in completely different risk categories depending on elevation and creek proximity. Always pull the address-specific flood report from the council before bidding, even on suburbs that appear in this ranking.
