Hazard-safe ranking · NT
The lowest flood risk suburbs in Northern Territory.
Suburbs assessed as low flood risk or with no flood hazard record from Geoscience Australia. Filtered to Northern Territory suburbs only.

About this ranking
Flood risk affects insurance premiums, resale value, and (increasingly) lending policy. Some big-four lenders now decline mortgages on properties in declared floodways. We rank by formal flood hazard classification from Geoscience Australia and state hazard mapping authorities.
Northern Territory property market in 2026
The Northern Territory market is small, illiquid, and unusually exposed to public-sector wages and defence-sector activity. Darwin median house prices sit around $580K, the lowest of any capital, and rental yields are correspondingly higher (often 5%+). The market has been firming through 2024-2025 after a long flat period; 2026 sees solid demand but limited stock.
Buyer tip, NT
First home buyers building or buying a new home in the NT can get the $50K HomeGrown Territory Grant (contracts to 30 September 2027), the largest first home grant in the country. The NT's HomeBuild Access loans are designed for the local market too; check both before defaulting to a big-four bank.Watch out, NT
Cyclone exposure and tropical-climate maintenance costs mean Darwin properties carry higher insurance premiums and ongoing capex than southern equivalents. Factor an additional $3K to $5K per year into your holding-cost assumptions.Methodology
Suburbs are tagged 'low risk' when their dominant Geoscience Australia flood hazard classification is 'low', or when no flood hazard record exists for the suburb polygon. Suburbs in 'medium', 'high', or 'floodway' classifications are excluded from this ranking.Best for
Risk-averse buyers; buyers planning to insure with one of the bigger insurers; investors concerned about lender policy on flood-affected stock; long-term owner-occupiers wanting peace of mind.
Showing top 50 suburbs in Northern Territory
The price beside a suburb is the median its own page publishes; a dash means none is published. Prices for the Northern Territory are ABS statistical-area (SA2) medians: each is the median for the area that carries the suburb's name. An SA2 can take in surrounding localities, so a figure can differ from sales in the suburb itself.

Common questions
About this ranking
Does 'low flood risk' mean a property won't flood?
No, 'low risk' is a probabilistic classification, not a guarantee. Properties in low-risk zones can still flood in extreme events (1-in-500 year, freak storms). What 'low risk' does mean is that mainstream lenders and insurers will treat the property as standard rather than carrying a special premium or exclusion.
What's a 'floodway' versus a flood-prone zone?
A floodway is land that channels water during a flood event, building in a floodway is highly restricted because the water flow itself is dangerous, not just the standing water. A flood-prone zone is land that's expected to be inundated but not part of the active flow. Floodways are the highest-risk classification and many lenders will decline mortgages on stock in them.
How localised is flood risk?
Extremely localised. Two adjacent streets can be in completely different risk categories depending on elevation and creek proximity. Always pull the address-specific flood report from the council before bidding, even on suburbs that appear in this ranking.
