The median house price across the Shoalhaven region is $896,000. That figure is the median of 70 suburb medians, each drawn from government sales records, rather than an average, so a handful of waterfront or acreage suburbs cannot drag it up. The median unit price is $271,080. The median house rent is $600 a week.

Over the past twelve months the typical Shoalhaven suburb rose by 0.1% in median house price. The spread between suburbs is wide: Culburra Beach recorded +15.8%, the fastest of the established suburbs with plausible growth data.
